Project Estimator
Location: Flushing, NY

Job duties
-
Predict cost, size, and duration of construction projects;
-
Identify and quantify cost factors, such as production time, materials, and labor expenses;
-
Read blueprints and technical documents, and prepare estimates used by management for purposes such as planning, organizing and scheduling work;
-
Use computer software to calculate estimates, and use database to simulate building construction;
-
Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates;
-
Review material and labor requirements to decide whether the construction specifications have been satisfied and whether it is more cost-effective to produce or purchase components;
-
Set up cost monitoring and reporting systems and procedures.

Qualifications
-
Education: Bachelor’s Degree in the major of Construction Management; Master’s degree is preferred.

Required knowledge and skills:

Microsoft Project, HCSS heavy Bid, AutoCAD Knowledge of managing various types of contractual relationships governing the owner, the contractor, subcontractors, consultants, and architects; essential skills of bidding, negotiating and calculating estimates
Budget Analyst
Location: Flushing, NY

Job duties:

Analyze monthly department budgeting and accounting reports to maintain expenditure controls;

Provide advice and technical assistance with cost analysis, fiscal allocation, and budget preparation;

Examine budget estimates for completeness, accuracy, and conformance with procedures and regulations;

Summarize budgets and submit recommendations for the approval or disapproval of funds requests;

Consult with managers to ensure that budget adjustments are made in accordance with program changes;

Review operating budgets to analyze trends affecting budget needs.

Job duties:

Build pro forma, cash flow and financial models to evaluate the economic feasibility and profitability of prospective acquisitions, real estate developments and projects under construction;

Interpret data on price, yield, stability, future investment-risk trends, economic influences, and other factors affecting real estate investments to evaluate the value and potential of real estate projects;

Monitor the investment effectiveness, program potential value, and real estate market trend by analyzing information from government agencies, trade publications, company sources, or personal interviews;
-
Recommend real estate investments and investment timing to the management team;

Prepare offering memorandums, operation statements, presentation materials and other pertinent documents needed to obtain equity investment or bank loans;

Present oral or written reports on general economic trends, entire real estate and construction industries, and local market;

Conduct financial analysis related to investments in green construction or green retrofitting projects.

Knowledge of real estate economic and accounting principles and practices, the real estate financial markets, banking and the analysis and reporting of financial data;

Market Research Analyst

Job duties:

Collect and analyze qualitative and quantitative market data utilizing analytic and data processing software such as Rapid Miner, R, IBM SPSS, LISREAL, STATA, Google Analytics. Create, track and evaluate market research and data collection methods;

Collect data from competitors, and conduct in-depth analyses of their projects, pricing structure and marketing strategies. Design and conduct supportive online marketing research with online survey tools to collect data and demographic information, and conduct quantitative and qualitative analysis including market positioning, market validation, market and target group segmentation and behavior pattern analysis;

Track market trends to forecast, evaluate, update and facilitate the positioning process. Monitor economic, industrial and company developments to analyze potential marketing opportunities and make recommendations to the company;

Develop and implement branding and visibility initiatives, including tracking traffic data, demographic information and behavior pattern. Manage social media platforms, create content for all channels, and develop plan for advertising and marketing promotional campaigns;

Job duties:

Develop, implement, and maintain financial recordkeeping & accounting systems, utilizing accounting software.

Analyze financial data and business operations, identify trends, and make projections on future expenses to the management.

Job duties:

Collect precise data from each trade to identify cost factors such as building construction materials, labor costs and production time.

Analyze blueprints and apply/review building construction paperwork from Department of Buildings or relative agencies to prepare estimated time, costs, materials, and labor.
-
Confer with engineers, architects, owners and contractors to make adjustments and estimate costs for construction projects.
-
Use collected data to calculate the average costs, analyze the market average costs, and compare with historic data to determine whether the construction costs are acceptable.

Set up cost monitoring and recommend ways to reduce construction costs by using tools such as AutoCAD and NYC BIS System and negotiate with other parties.

Plan daily construction activities with multiple trades. Use Excel and Google Doc to store daily materials purchasing activities.

Perform mechanic, electric, plumbing, HVAC as-built design review and measurement verification. On-site supervise and troubleshooting.
